DEMOLITION!

We've completed the initial demolition which included the removal of all the interior walls, electrical, plumbing and gas lines. Some of the artifacts from the demolition included fragments of 100 year-old wallpapers, and gas piping for gas wall sconces.

The walls are two courses of solid brick with the floor joists resting on brick ledges in the exterior walls. The foundation is of rough-cut limestone pieces.

Design

Our design concept is to take a 1909 commercial building on a busy urban street and transform it into a residential/studio-living space with private interior garden and lane-way accessed garage/studio above.

The front elevation will maintain the existing brick facade of its neighbour buildings. New window openings will be cut in this facade to accommodate three twenty foot by four foot windows framed with projecting limestone banding. The solid mahogany front door is on the lower right.

The rear elevation facing the private garden is dominated windows. The main feature of this window wall is a seventeen foot mahogany sliding door engineered by Bauhaus Windows of Toronto. The back facade is faced in powder-coated steel panels.

Just before our Dupont closing date, we were able to

preview it again and take these pictures of a

moment in time.

The building had been a residence for the last

fifty years. No renovation or updates had been

carried out on the property except for windows

and wiring done in the 1970's.

A concrete block garage was built by the previous

owner in 1975. Its generous proportions

- 26 feet x 20 feet with 11 foot ceilings,

easily accommodates two cars.

SOMA Studio has purchased a small building in the Junction Triangle area of downtown Toronto. The property measures approximately 24 feet x 120 feet and consists of a large garage 26 feet x 20 feet, an outdoor space of 40 feet x 24 feet, and the main building 24 feet x 53 feet. We suspect the original construction date of the building to be the late 1930's and will be able to confirm that through the historical records department of the city of Toronto.

Our design concept for this project is to create a single family two-storey living space in the main building. The outdoor space will be converted to a garden with a new coach house on top of the two car garage.

As of today, we are working on design concept drawings of all floors, and coach house as we wait for our closing date of November 30, 2009.
